Eagan Specialty Center

Saint Paul Eye Clinic and Midwest ENT, both Davis clients, are co-owners of Midwest Surgery Center located at the Woodlake Medical Center in Woodbury. As part of its financial assessment of whether to expand the existing surgery center or develop a second ASC, Midwest Surgery Center engaged Davis to help craft a real estate strategy. The analysis and options Davis provided led Midwest Surgery Center to conclude that a second location was financially and operationally optimal. 

Davis worked with the Midwest Surgery Center team to identify the target market area and then identified all available options. Midwest Surgery Center ultimately selected the Eagan development opportunity due to its accessibility and visibility along a major transportation corridor and the ability to design the building from the inside out. Davis agreed to add speculative space to the building to spread the costs over a larger basis thereby providing Midwest Surgery Center with a more aggressive financial structure.
