Located at the busy intersection of Highway 81 and Bass Lake Road in Crystal, Minnesota, Crystal Medical Center provides a 44,865 SF Class A, multi-tenant outpatient medical building to a mature community that hadn’t seen new medical space in over two decades. This two-story building constructed of brick, glass, and metal accent panels gives the Crystal market the polished and professional site its healthcare providers had been missing.
Crystal Medical Center came into being when anchor tenant Northwest Family Physicians found itself unable to make the building and space enhancements its flagship clinic required. Located in a mall experiencing high vacancy, Northwest Family needed a new home, one that honored its long-standing history and patient base in the community.
Davis identified a site directly off Highway 81, a diagonal route within the heart of the city, that offered excellent visibility and access but here was just one challenge: the site Davis identified wasn’t simply available for purchase. It required the assemblage of eleven separate parcels, including three occupied residential homes, seven commercial sites that included a motel, and a retail center that had gone into foreclosure shortly after acquisition discussions began.
Davis methodically worked through the hurdles of each acquisition, ultimately securing all eleven parcels. With the site assembled, Davis partnered with BDH and Timco to design and build a facility that would serve the community for decades to come.
The finished building surrounds patients and staff with extensive landscaping, large expanses of natural light, and finished interiors featuring wood wainscot panels, wall sconce lighting and a fully furnished multi-media conference room. Sustainable design features are present throughout, including a storm water management system, high-efficiency mechanical systems, an East-West orientation (to control solar heat gain), and the use of regional building materials.
Today, Crystal Medical Center is home to Northwest Family Physicians, NovaCare, Comfortable Dental, Sagent Behavioral Health, and Community Dental Care, bringing a broad range of advanced medical services to one convenient location. Standing as Crystal’s first Class A medical facility in over twenty years, this project is proof that patience, persistence, and the right site can transform a fragmented parcel into a lasting community asset.
