Crossings Medical represents one of the 17 transactions within this fund’s 753,000 square foot portfolio, which collectively represents $275 million in AUM. As a stabilized asset with long WALT, it aligned with Davis’ investment criteria targeting strategically located, Class A medical buildings with high-acuity tenancy.

This property was one of three medical buildings acquired simultaneously in the state of Tennessee (Hartmann Medical Center, Smyrna Medical Plaza, and Crossings Medical Plaza). These assets were purchased from a prominent healthcare developer out of Nashville to provide immediate scale and market entry into this dynamic healthcare landscape, all within a concentrated radius. The properties feature a strong tenant mix that combines major health systems (including HCA/Heritage) alongside large independent physician groups, creating diverse, system-anchored occupancy.

Being located in a medical corridor east of downtown Nashville, Crossings Medical Plaza is well-positioned to serve groups with operational ties or referral relationships to the Summit/HCA network. This strategic clustering within an established medical hub established Davis’ concentrated foothold in the Nashville market while supporting seamless care coordination between the facilities’ providers and the adjacent hospital system.
