Project Overview

Facing capacity issues in one of its existing east metro clinics, Minnesota Gastroenterology (“MNGI”) wanted a site that could serve as a conveniently located alternative for existing patients, helping it retain and grow its strong east metro client base. MNGI identified Woodbury as its ideal target market, attracted by the area’s strong demographics, growing population, proximity to Western Wisconsin, and high concentration of existing patients.

Davis, in its role as strategic real estate advisor, conducted a comprehensive market assessment of existing office and potential development opportunities. After MNGI determined that no existing space provided the square footage, visibility, and image it sought, Davis identified four new development opportunities. Because Davis held a stake in one of the four sites, it took a fully transparent approach — soliciting four competitive proposals and presenting all options openly before MNGI selected the Davis site for its attractive cost structure, fastest completion timeline, and optimal access and visibility.

The newly constructed CityPlace Medical provides MNGI and Associated Eye Care with a premier location in a Class A medical outpatient building within the vibrant CityPlace mixed-use development in Woodbury — home to hotels, retail (Whole Foods, Nordstrom Rack), restaurants, medical offices (Tria Orthopedic), and other high-end businesses.

Davis had such confidence in the site that it secured excess land to enable future development. Shortly after CityPlace Medical was completed, construction began on CityPlace Medical II (to accommodate Shriners Children’s relocation of its ambulatory services from its hospital campus) and CityPlace III (a single-tenant MOB enabling Midwest ENT to relocate from an older area of Woodbury to the bustling CityPlace development), helping to establish CityPlace as a major medical hub in the eastern Twin Cities.
