Davis identified and secured a site in Brooklyn Park anticipating receipt of several RFPs from tenants who had space needs in the market. Utilizing its demographic profiling software and after understanding each tenant’s location strategy, Davis determined that a site at the intersection of Highway 610 and Zane Avenue in Brooklyn Park was the optimal location. Its access to and visibility from the highway made it a premier medical building development site. The ASC joint venture between Allina and Surgical Care Affiliates (SCA) selected the Davis proposed development after issuing a request for proposal to a select group of developers for a surgery center need in the northwest quadrant.
The joint venture selected the Davis development on the basis of both the location and the proposed cost structure. As part of the site purchase, Davis had to acquire more land than necessary for the development as the landowner was unwilling to divide the parcel. To help offset the high land costs, Davis agreed to build a 40,000 sq. ft. building. It commenced construction with only the joint venture lease executed (accounting for roughly 45% of the building) and held its proposed cost structure even though it confronted a 30% increase in post-pandemic construction costs.
